Electrical safety · for landlords in England

EICR tracker for landlords

Keep every rented home’s electrical safety report (EICR) in date. Put in the date on each report and we’ll email you before it runs out, and before any repairs it asks for are due.

What the EICR tracker does for you

Every home in one list

See which reports are in date, which are due soon and which have run out, across all your properties.

An email before each one runs out

3 months, 2 months, a month and a week before, or the times you choose. Each one names the home and what to do.

The earlier date counts

If the report gives an earlier date for the next inspection, put it in and that’s the date we remind you about.

Repairs the report asks for

If the report says more work is needed, we count the 28 days for the electrician to do it, then remind you to send their confirmation to your tenants and the council.

One tap from the email

Had the inspection done? Press the button in the reminder and enter the date. No password, nothing to download.

Keep the report with the home

Upload a copy of each report, so it’s to hand when a tenant, the council or the next electrician asks for it.

Ready for the landlord register

The new register asks for your electrical safety report and when it runs out. Your registration pack has it ready to copy.

In your own calendar

Add every due date to the calendar on your phone or computer with one private link.

Check one report now

Put in the date on the report and we’ll tell you when the next inspection is due. No account needed.

The EICR rules for landlords, in brief

  • Every five years at least. A qualified electrician must inspect and test the wiring, sockets and fuse box at least every five years, or sooner if the last report says so, and before a new tenancy starts.
  • Copies. Your tenants get a copy within 28 days of the inspection, and a new tenant before they move in. The council can ask for one, and gets it within 7 days.
  • Repairs. If the report asks for more work, a qualified electrician must do it within 28 days of the inspection, counting the inspection day, or sooner if the report says so.
  • Confirmation. Then send the electrician’s written confirmation, with the report, to each tenant and to the council within 28 days of the work being finished.
  • The fine. The council can fine you up to £40,000, and more than once if it carries on. Many websites still give an older, lower figure.

Electrical Safety Standards in the Private Rented Sector and Social Rented Sector (England) Regulations 2020, regulation 3 and regulation 11. Checked 15 October 2026. Our electrical safety checker has more on each.
