Is my energy certificate good enough to let?
Energy certificates (EPCs) last ten years, and a home needs a rating of E or better before you can let it. Put in the details from yours.
What’s the minimum EPC rating to rent out a home?
A let home needs an energy rating of E or better, unless you’ve registered an exemption. Most exemptions last five years; one for a new landlord lasts six months.
Fines add up to £5,000 per home at most. You don’t have to spend more than £3,500 including VAT, counting what you’ve spent on it since October 2017, before you can register an exemption.

Is the minimum going up to C?
The government plans to require an energy rating of C for let homes from 1 October 2030. It isn’t law yet.
No penalty exists yet. Regulations are expected in 2027 and the EPC itself is being reformed in the second half of 2027.

How long does an EPC last?
You need an in-date energy certificate (EPC) whenever you advertise or let a home. Each one lasts ten years.
A £200 fine for each home advertised or let without one. One that runs out during a tenancy is fine until you next advertise or let the home. Without a valid certificate you also can’t show the home meets the minimum energy rating.

Can’t find your certificate?
The government’s register only covers about six in ten homes, and owners can ask for theirs to be hidden. So if you can’t find one, it doesn’t always mean there isn’t one. If you’re not sure, ask an assessor.
