Landlord register · up to five homes

When do I register each of my homes?

The register opens one region at a time, and each region then has three months. So homes in different regions have different deadlines. Put in up to five postcodes to see them all.

Free, instant, and no account needed. England only.

Why your homes can have different dates

The new landlord register opens for one region a month, from 15 December 2026, and each region then has three months. The deadline goes with the home, not with you. If you let homes in three regions, you have three deadlines. You can register any of them early, from 15 December 2026.

We go by the council each postcode is in. A postcode can cross a council boundary: if a home is actually in the council next door, that region’s deadline applies.

Renters’ Rights Act 2025 s.82. Regions as defined by Schedule 1, Private Rented Sector Database Regulations 2026 (draft). All nine regions and their dates.

Still going through Parliament. The dates and the fee are the government’s published plan, and the regulations that make them law are waiting for Parliament’s approval. What happens if you don’t register applies once they’re in force. We’ll update this as soon as they are. Draft Private Rented Sector Database Regulations 2026; GOV.UK’s dates.
